Property market
A softer market rewards sharper decisions.
Charly Wagner · Sellers Agent
Australia’s housing market has shifted from rapid growth to a more considered phase. Cotality’s October Home Value Index reported national dwelling values fell 1.1% in September and sat 5.2% below their March peak. Conditions still vary substantially by city, price point and property type, so the headline never tells the whole story.
For sellers, this is a market for disciplined pricing, strong presentation and a campaign that speaks to today’s buyer—not yesterday’s comparable sale. For buyers, improving choice can create negotiating room, but finance approval and property due diligence matter more when conditions are moving.
“Good property decisions are local. Read the street, the buyer pool and the competing stock—not just the national headline.”
A conveyancer or property solicitor does far more than coordinate settlement. The real value begins before you sign: reviewing the contract and disclosure documents, checking title searches, explaining conditions and dates, and identifying obligations that could otherwise become expensive surprises.
During the transaction, your conveyancer coordinates with the other party, your lender and settlement platform, helps resolve pre-settlement issues and makes sure the title transfer and final payment occur correctly. Independent legal guidance gives you someone whose role is to protect your position through each milestone.
“Send us the contract before you sign whenever possible. A short review at the start can prevent a long problem later.”
Start by obtaining your credit reports and checking that the accounts, personal details and repayment information belong to you and are current. Australians can obtain a free consumer credit report every three months. If something is inaccurate or out of date, ask either the credit provider or credit reporting body to correct it—the correction process itself is free.
Keep written records and supporting documents. If the issue is not resolved, you may be able to escalate it through the provider’s complaints process and the Australian Financial Complaints Authority. Be cautious of anyone promising to “wipe” accurate negative information; legitimate repair is about correcting information that is wrong, incomplete or improperly reported.
“A strong credit file is built through accuracy, time and consistent conduct. The first win is knowing exactly what the report says.”
At 4.60%, every mortgage setting deserves a review.
Jesse Crofts · Director & Senior Finance Broker
The Reserve Bank’s cash rate target is 4.60%, effective 30 September 2026, with the next decision scheduled for 3 November. Your home-loan rate is not the cash rate, but movements in funding costs and lender pricing make it worth checking whether your current structure is still competitive.
Keep repayments higherIf your rate falls, maintaining the old repayment can reduce principal faster.
Use genuine fortnightly repaymentsHalf the monthly amount every two weeks can equal an extra monthly repayment each year.
Put spare cash to workExtra repayments, bonuses and tax refunds can reduce interest—subject to your loan terms.
Review offset and redrawBoth can reduce interest, but fees, access rules and tax treatment may differ.
Review the loan annuallyCompare rate, fees and features, then ask your lender or broker what can be improved.
Check fixed-rate restrictions, discharge costs and product fees before changing anything. The best structure is the one that remains useful when life changes—not simply the one with the lowest advertised rate.
